History and Services

C.S.P. Management (formerly Cayuga Sunset Properties) is a full service property management firm which was started by Jerry Dietz in 1990. We presently manage apartment units in the Ithaca, Trumansburg, Dryden, Cortland & Surrounding Areas. We serve a broad spectrum of the rental population (i.e. students, professionals, low income families, etc.) and are well versed in the workings of related housing agencies including the Department of Social Services, HUD's Section 8 Program and the Ithaca City Building Department.

Property Management Services

Our services include the following:

1. Tenant Placement

  • Advertisement of properties in print and on the internet.
  • Viewings of presently vacant and scheduled-to-be vacant apartments.
  • Credit checks, employment verification and previous landlord references on prospective tenants.
  • Distribution of keys and relevant information upon start of tenancy.

2. Bookkeeping Services

  • Collection and deposit of tenant's rent and other payments.
  • Billing and collection of tenant's utility payments, maintenance services and other miscellaneous fees.
  • Payment of client's bills and management of client's expense account - to include taxes, mortgages, utility payments etc.
  • Monthly financial statements for clients including:
  • Rental income statement
  • Detailed maintenance expense register
  • Delinquent rent reports
  • Transaction report and reconciliation reports
  • Monthly and yearly to-date Income and Expense reports

3. Complete Maintenance Services

  • Preparation of units for move-in.
  • Full time maintenance staff with 24 hour emergency on-call service.
  • Lawn mowing and snow removal services.
  • Regular inspections of properties.

4. Office Staff and Equipment

In addition to the owner, Jerry Dietz, the office staff consists of two full time rental agent/tenant relations staff; 2 full time bookkeeper's and 2 full time office assistants to greet people and answer the telephones. The Office itself is equipped with a fully networked computer system using the Yardi Property Management software package in addition to Quicken and Microsoft Applications software. We have full faxing and e-mail capabilities as well as our own home page on the Internet.

5. Maintenance Staff

The maintenance staff consists of seven year round full time employees. Additional summer staff is hired according to project needs.

The full time staff is capable of handling most plumbing, electrical and other maintenance issues that arise. However, when city codes require that licensed individuals do the work we typically have used HSC Associates or Donohue Halverson Plumbing and Heating and Pleasant Valley Electrical Contractors for these services. All staff are equipped with cellular phones and drive vehicles owned and outfitted by C.S.P. Management.

6. Management Fee Structure

The Rental Commission fee is (3%) of the Gross Value of a signed lease. The fee for management services is (6%) percent of the gross revenues for the property. This fee includes all of the office, bookkeeping and tenant placement services outlined above. The only exception is advertising done specifically for the property, and these would be charged to the client. For an additional, one time fee of $100.00 per- property, pictures and floor plans (if available) of the unit(s) may be added to the web site listing (up to four units, more then four units pictured would cost an additional $25.00 per-unit listed). There are no additional charges for ordinary postage, phone calls and ordinary copying services provided in the normal course of business. Charges for certified or overnight mailings are billed at our cost. Any legal services required to deal with tenant related matters (i.e. evictions or occupancy agreement breaches of contract) would be taken care of by the legal representatives for C.S.P. Management and would be paid for by the client.

7. Maintenance Fee Structure

All routine maintenance is charged at $35.00/hour with a minimum one hour charge. Calls for maintenance after regular business hours (8:00am - 5:00pm - Monday - Friday), weekends and holidays is charged out at 1 1/2 times the hourly rate with a two hour minimum charge. Maintenance supplies and materials can be purchased through C.S.P. Management accounts and would be billed at our cost plus a ten (10%) percent markup. If the client wishes to set up (or already has set up) accounts at local suppliers, C.S.P. Management would charge supplies to these accounts and pay for them directly from the client's account, thereby eliminating any mark-up. Any use of contractors other than C.S.P. Management staff would be charged out at the contractor's rate and paid out of the client's account.
